Share property detailsLand and property paperwork can be complicated. Tell Milap what you know, including any unresolved issue, so he can help coordinate the next steps.
Start with the sale deed and any available land record such as 7/12 and 8A, mutation entry or property card. Share the survey number, area and any loan details too. The exact documents depend on the property, and a lawyer should check the title before a sale.
Tell Milap before marketing the land. He can help coordinate conversations and documents, but a property lawyer and the relevant authorities must advise on possession or a complaint. Gujarat has an official land-grabbing application process through the district Collector for eligible cases.
Disclose the dispute at the start. A property lawyer should review the title, orders and any pending case before you agree to sell. Milap can help coordinate the sale discussion once the position is clear.
Check that the heirship entry and ownership records reflect the right people. All owners' rights and signatures need legal review before a sale. Gujarat provides an official service for entering heirs in land records.
Share the survey number and the difference you have found. Gujarat provides an official land measurement application for survey boundaries and subdivisions. Resolve the measurement with the revenue office before stating an exact area to buyers.
Do not assume agricultural land can be used or sold for another purpose. Tenure conditions, buyer eligibility and non-agricultural permission may matter. Have the land status checked with the revenue office and a property lawyer first.
Tell Milap and the buyer early. Ask the lender for the outstanding amount and release process, and have a lawyer review the encumbrance record. Gujarat offers an online application for an encumbrance certificate.
Begin with the records you have. Gujarat's online services include land records, property cards, Index-2 copies and digitally signed village forms. A lawyer can advise which missing documents must be obtained before a sale.
